Dirt and grime build up, caulking degrades, and post-construction residue doesn’t clean itself. We have the capacity and resources to safely access anywhere to properly clean & restore your building on schedule. We confirm access and logistics during the site assessment, not on arrival. We handle routine maintenance contracts, post-construction cleanup, post-storm cleanup, and one-time services on your schedule.

Building Exterior Cleaning

Full exterior cleaning for commercial buildings of any size. This includes the facades, parapets, metal panels, signage, awnings, entryways, etc. We match the cleaning method to surface and contaminants to remove dirt and stains from your building safely. What works on concrete can damage stone.

Surface-Specific Cleaning

No matter the surface, we’ll use the safest, most effective method to clean it. Some surfaces require special attention: natural stone, EIFS /stucco, brick, limestone, and metal panels among them. Matching the method to the material protects the surface and produces better results.

Caulking & Joint Sealing

Failed caulk at window perimeters, expansion joints, and facade transitions allows water intrusion that leads to serious damage. We remove deteriorated material and replace it with sealant appropriate to the substrate.

Rust Removal

Metallic staining on building exteriors has several common sources: weeping from fasteners and fixtures, drip trails from HVAC components, rebar migration through concrete and masonry, irrigation overspray from iron-rich well water, and fertilizer residue left on hard surfaces. Rust removal requires products matched to the stain type and the surrounding substrate.

Waterproofing

Penetrating sealers applied after cleaning to reduce moisture infiltration. Particularly relevant for porous stone and unsealed masonry in Iowa’s freeze-thaw climate.

Buildings near heavy traffic corridors accumulate exhaust and particulate faster. Iowa’s freeze-thaw cycles and seasonal weather accelerate buildup on porous materials like brick and limestone. We’ll give you a maintenance recommendation as part of the site assessment.

Not when the method is matched to the material. The risk comes from using the wrong pressure, chemistry, or technique for a given surface. We assess the material and contaminants before any work begins and select the appropriate method. What works on concrete can damage stone, and we treat them differently.

Yes. When cleaning your buildings exterior water can work into porous surfaces like brick and limestone during cleaning, and if temperatures drop below freezing before the surface dries, that moisture expands and can cause damage. We typically limit this service to late spring through early fall in Iowa. If freezing temperatures are in the forecast on your service date, we’ll reschedule.

Cleaning removes surface contamination: dirt, biological growth, staining. Restoration addresses material that has deteriorated: failed caulk, water-damaged masonry, rust migration, or surfaces that need sealing after cleaning.

Caulk at window perimeters, expansion joints, and facade transitions typically lasts 7 – 15 years depending on exposure and material quality. When it fails it cracks, gaps, or pulls away from the substrate and water gets in. In Iowa’s climate, that moisture freezes and expands, accelerating damage. It’s one of the more cost-effective maintenance items to stay ahead of.
