Most residential surfaces like driveways, sidewalks, and patios benefit from one cleaning per year but frequency is heavily dependent on what your surfaces are exposed to. Heavier vehicle traffic, exposure to oil drips, shade and moisture exposure, and heavy tree cover may require more frequent cleanings. We recommend starting with less frequent cleanings initially and adjusting as needed. That way you’re receiving the right amount of cleaning for your property.

Yes. Water works into concrete pores during a pressure wash, and if temperatures drop below freezing before the surface dries completely, that moisture expands and can damage the concrete. In Iowa, that’s why we typically limit outdoor concrete work to late spring through early fall. If freezing temperatures are in the forecast on your service date, we’ll reschedule.


Pricing depends on the specifics of your property and service. The factors that most affect cost are surface area, surface material, and the level of contamination. A flat driveway is priced differently than a deck, vertical surface, or roof.

On average, pressure washing an average-sized driveway takes one to three hours. Decks, fences, and patios vary depending on size and condition. The size of the areas, surface types, and level of contamination all affect the total time. Larger properties or heavily soiled surfaces will take longer.

Usually yes but the results depend on how long the stain has been there and how deep it’s penetrated. Fresh oil stains come off reliably. Stains that have soaked into concrete over multiple winters are harder; we can significantly reduce them but complete removal isn’t always possible once the concrete itself has absorbed the contamination. We can give you an honest assessment during the site visit.

We can work through light rain. If heavier rain or high winds require rescheduling, we’ll reach out ahead of time.

No. As long as we have access to the areas being cleaned and know who to contact if something comes up, you don’t need to be present. After completion we’ll email you an invoice, and you can pay online or over the phone.
